How does the program work?

We are paid a commission by the new home builder when we represent you in your purchase of a new home. As long as we are listed on the sales contract as your real estate agent, then we will give you back 1% of the sales price of the home, up to $10,000. Our typical client, purchasing a $350,000 home will receive $3,500 at closing.

How do I receive the rebate?

Typically, the rebate will be applied to your down payment or closing costs by your lender or title company. This will allow you to bring less of your own money to the closing table. What would you do with the thousands of dollars you receive by working with Texas Home Central?

Can't I get a better price if I do not have a Realtor?

No! Not only to we provide a rebate of up to $10,000, we will also help you negotiate the best price possible. If you think that a home builder will give you a better price if you do not have a real estate agent, then think again. It is proven that home buyers get a better price when being represented. We know what other homes have sold for in that neighborhood by that home builder. We can use that information to ensure you receive the best deal possible. Not to mention, if a builder decided to give a lessor deal to a Realtor's client, then every Realtor would know about it. That would hurt the builder's business since Realtors are responsible for nearly 80% of all new homes sold in Dallas Fort Worth.

Can I receive the money in cash or check after closing?

No, unfortunately it is against the law for any agent to give a client money or gifts over $50 after closing. The money must be shown on the HUD-1 (or closing statement) as a Seller Concession. In essence, what we are doing is diverting the money given to us by the seller to you. So it looks like the seller is giving you the money instead which is completely legal. We get less money and you get more! Not a bad deal.
